Things to repair when preparing a home for sale
Alt text: Different tools that will certainly come in handy when it’s time to start preparing a home for sale.
If the time has come for you to sell your home and move on to, hopefully, greener pastures, you’ll need to do what you can in order to get the best possible price for your home. You’re probably already aware of some of the things that need fixing, however, sometimes there’s simply not enough time nor money to fix absolutely everything. Some of those home repairs you should leave to professionals; others, you can handle yourself. Still, preparing a home for sale can be a costly (if necessary) process indeed.
Working with a qualified real estate agent is also recommended, as they can point you in the right direction in terms of things that must be repaired. However, this doesn’t mean that you shouldn’t be well informed. Preparing a home for sale usually isn’t easy, and the more you know, the better will you be equipped to handle the process.
Repainting the home could easily get you a better deal
One of the first things that someone notices upon entering a home is – paint. When you are preparing a home for sale, think about what potential buyers may like. While we are sure that your darkly-painted home looks very stylish and exhibits an amazing taste in home design, you should know that most buyers are put-off by dark colors. So, it’s a good idea to repaint your home in primary colors. And of course, if there’s any damaged paint in the home, fix that as well.
Another color-related thing that is off-putting to most home buyers concerns wallpaper. Namely, while it is easy to fall into the trap of thinking that buyers will be able to imagine a home with their own wallpaper, experience has taught us that this is not the case.
Preparing a home for sale involves acquiring paint and getting your hands dirty!

While you may think that your time can be better used in a different way, you will most likely get a better price if you remove the wallpaper before showing the home, as wallpaper makes homes look older too. If you’ll be moving after selling your home, a good way to gain additional time is to hire reliable movers that are affiliated with Cross Country Moving Group, who will take everything off of your hands, leaving you with plenty of time to attend to home repairs.
Things to repair in two most important rooms: kitchen and bathroom
And you’ll be needing plenty of time and some convenient moving assistance options if you want to take care of all the important repairs in two rooms that usually require the biggest time-investment – kitchen and bathroom. Here are some of the things that should be your top priority when it comes to preparing a kitchen and bathroom for sale:
- All appliances should be in working order and without any major faults. You (or your chosen appliance repair professional) may need to change the coolant in the refrigerator. Also, pay attention to your dishwasher and stove too. Find and repair any leaks you come upon.
- Buyers should able to open cabinet doors easily. Look out for handles that’ll need to be replaced, water damage, loose hinges, and drawer tracks that aren’t functioning properly. Also, you may need to change the paint on cabinets too.
- Sinks shouldn’t have any leaks, and the drains leading the water away should be free of all obstructions. Also, water’s temperature should be easily adjusted according to the markings on the faucets.
- The same goes for showers and bathtubs. Apart from that, the exhaust vent that takes the steam away from the shower will need to be functioning properly. If you don’t know how to deal with these issues by yourself, professional plumbers can help you. Pay attention to the aesthetic properties too – replace any damaged tiles, and make sure that the acrylic found on bathtubs isn’t starting to peel off.
Don’t overlook the faucets!

How to make your home more visually pleasing
And while we’re talking about aesthetics, hardwood flooring is something that most buyers love. This kind of flooring has been in vogue for a very long time now. It makes any home look better in the eyes of a huge majority of buyers (in fact, this is the type of flooring that most people would like to see in their homes). Now, we’re not suggesting that you implement hardwood flooring if you don’t already have it, but if you do have it, refinishing your hardwood flooring should substantially improve the deal you might get.
Lighting can also be very important. Good lighting can make any room appear larger than it actually is, not to mention that homes with carefully prepared lightning seem more warm and pleasant to be in. Experiment and learn about different lighting configurations to present your home in the best possible light. An easy way to improve your lighting is to choose thin curtains in warm colors. That way, you will invite plenty of light from the outside.
Hardwood flooring and adequate lightning go a long way toward making your home more appealing to potential buyers.

Check the exterior too
Finally, as you’ll want to entice potential buyers right from the start, think about all the things you can repair in the exterior of your home. The garage door should be working properly (duh) – there’s a possibility that the coil spring is broken, which means that you will need a new door mechanism. Also, the garage door should be working in accordance with local codes and other safety measures.
The roof can be a major source of problems, even when you’re not preparing a home for sale. Damaged shingles, ridge caps, tiles – everything needs to be fixed as no one wants a roof with a significant potential for water damage. Check the sealant too, as well as the underlayment.
Home’s foundation is probably the most important thing to repair, not because it will necessarily get you a better deal, but because you’ll need to ensure the occupants’ safety. Cracks of any kind (regardless of whether they’re in the foundation or on walls) and deteriorating floors could all be a symptom of a foundation that needs fixing.
